Touring homes is exciting – but it’s also the perfect time to keep an eye out for potential problems. While a home might look great on the surface, there could be issues lurking just out of sight.
Here are five red flags to watch for during showings…

1. Strong Scents
If a home is heavily perfumed with air fresheners or candles, it could be masking odors from pets, mold, or other issues. Trust your nose – and ask questions if something seems off.
2. Cracks in Walls or Ceilings
Hairline cracks are common, but large or jagged ones may indicate foundation issues or structural movement. These could lead to costly repairs down the line. Just be aware as your looking around.
3. Signs of Water Damage
Look for stains on ceilings, bubbling paint, or musty smells – these can point to past or ongoing leaks. Don’t forget to peek under sinks and around basements or crawlspaces, too!
4. Poor Drainage or Grading Outside
Take a look at the yard and the home’s exterior. If water pools near the foundation or the ground slopes toward the house, it could lead to serious water intrusion or basement flooding.
5. Neglected Maintenance
Peeling paint, dirty HVAC filters, or leaky faucets suggest the home hasn’t been well cared for. If the small stuff is ignored, the big stuff might be too.
Spotting red flags early can save you time, money, and stress. A trusted real estate agent – and a thorough home inspection – will help you dig deeper before making an offer.
